Lead Tags

This article will explain the new GGMS lead tags that have been implemented.

Tags are used in the GGMS+ software to label leads and instruct our software on which actions to take on each lead.

To get to the lead tags, you will click on Leads > Lead Tags from your homepage. You will then come to the Manage Lead Tags page.


Lead Tag Categories

Click the Manage Categories button at the top right of the screen. The screenshot below shows you each of the categories installed by GGMS, preceded by GGMS >, as well as Lead Milestones, and Vendors.

Categories Explained

Lead tags will be taking place of "Flow Charts" in the previous versions of GGMS.  Below is a list of the lead categories and their function(s):

  • Automations - Agents or inbox managers choose the tag within this category that best matches a leads' response. The chosen tag is then used to trigger an automated action plan for the lead.
  • Favorites and Reminders - This category contains tags that you can use to label leads as favorites. These are stored under "favorites" on the leads dashboard and do not drop off after performing a task. For the lead to be removed from this list, you would have to unfavorite the lead first. 
  • Contact Delay - These tags instruct the GGMS+ software to delay automated communication anywhere from 1 month to 1 year out based on your selection within the category.
  • System Management - These tags are used to remove certain functions. For example, if you choose the 'Remove from GGMS > Call Filters' tag, the client will not be placed on any call lists on your dashboard, but will still receive other automated action plans. 
  • Finance/Lending - These tags are used to label leads' finance or lending statuses. For example, if someone has bad credit, you can choose the tag "Bad Credit".
  • Lead Profile - These tags are used for you to manually label to profile your lead. An example would be labeling First Time Buyer and Has Children for a family buying their first home.
  • Sphere of Influence - These are tags created to label people in your circle or a past client. Some examples would be Friends, Neighbors, Relatives, Past Client, etc. 
  • Real Estate Agent - These tags are used to manage your contact information for other agents within your sphere of influence. They can be used to recruit agents to your brokerage/firm.
  • Average Viewed Property Value - These tags are automatically applied by our software to a lead to show what their average viewed property value is on your site. 
  • Lead Tracking - This category of tags is automatically applied by our software to track specific information about each lead. For example an upcoming birthday, home anniversary, and interactions they have had on your site.
  • Behavioral Triggers - These are automated tags that are attached to leads based on their actions taken on your site. For example, if a lead requests more information the tag "Behavioral Trigger > Request for More Info" is applied and triggers a task to be created for you.

  • Notify Agent - This is a tag that is used by our Inbox Management team. They will apply these tags to create tasks for your team to review. An example would be a "Phone Call Needed" tag. This will create a task on your dashboard to notify you to call the lead.

On the Manage Lead Tags page, you will click the dropdown on the left side of the screen labeled All Categories and select which tag category you would like to view. (screenshot below)


Important Tags

There are 3 categories that we would like to emphasize: Automations, System Management, and Notify Agent.

Note: The Notify Agent only applies if you have an Inbox Management subscription with GGMS+.

GGMS > Automations
GGMS+ has created a new way to handle incoming messages with a variety of responses based on the content of the response from a lead. With GGMS > Automations, you can easily tag a lead that has responded to you with a tag that matches their response. This then triggers a number of possible action plans appropriate for the lead. 
For example,

For example, if you receive a text message from a lead that reads "I'm just looking", you can mark the lead as Automation > Window Shopping. Each tag in GGMS > Automations triggers a different type of action plan that is appropriate for that particular scenario and keeps the lead from being overworked. 

GGMS > System Management
These tags are shut-off switches for the GGMS+ features. You may consider utilizing these when you have a lead that you do not want receiving automated contact from GGMS+.

The top tag, Remove from GGMS, is used to shut off all GGMS+ features for the lead, which includes the list below. If you want to remove only E-Alerts and Suggest Properties, you would only choose to remove those.

The tags below are all preceded by Remove from GGMS > and specify the type of automated contact you are removing. You may choose any combination of the tags below or just one to attach to a lead.

GGMS > Notify Agent
These tags are used by our Inbox Management team, if you have subscribed to the service, to create tasks based on incoming communications from your leads (Emails, Texts, Calls Received, Property Inquires). These tags create a task for you as an agent for anything that our Inbox Management team identifies as something that need your attention.

For example, if a lead that is communicating that they would like to set up an appointment, our Inbox Management team will assign the Appointment Request tag to the lead. This will automatically create a task in your system and you can take action.
